  • Under $600 per square foot for the entire turnkey package which includes design, plans, permits, site work, construction, landscaping, and taxes.

  • No.  We stick to the contracted guaranteed price with no surprise change orders or cost overruns. Changes are addressed before the start of construction.  All materials are delivered to our climate-controlled factory before building starts, so there are no delivery, worker or weather delays -- the usual reasons for additional costs.

  • Pricing is based on flat lots not exceeding 7,000 square feet.  Lots must be cleared of all debris, including, but not limited to, trees, foliage, damaged retaining walls, basements, damaged hardscape, pool, fences, chimneys or any other obstructions that may impede the construction process.

  • • Month 1 – 20% at signing

  • Homes are built offsite in a controlled environment reducing weather delays, waste, and costs. Once completed, they are delivered and installed in just one day, with final site work taking 4-8 weeks.

  • We use the same materials and meet the same building standards as traditional stick-built homes, but off-site homes are often better constructed than standard stick-built homes. This is because all work is done together as a team under one roof so mistakes can be caught and fixed immediately in the factory.  Inspections take place more frequently, providing higher quality controls in the building process. 

  • Yes, very good.  The home’s components are built stronger with more precision because of freight and hoisting demands.  Workers in a controlled environment that perform the same processes over and over are highly experienced, skilled and reliable at their jobs. 

  • Yes.  They are very good quality due to our elevated design standards.  Our offsite building supplier, Fading West, is a nationally recognized, award-winning builder because of their commitment to quality in every detail.

  • Yes, permits and planning requirements are the same as for traditional stick-built homes.  We take care of plans and permits.  Inspections are expedited in the factory by third party inspectors on behalf of the state of California.  This is a turnkey process including planning, permits, site work, construction, landscaping and final approvals.

  • Six months from order to occupancy.  Lots and foundations are prepared while the home is being built offsite.   For reference, a traditional stick-built calendar for plans, permits, and completion is 18-24 months.

     

    The information contained within your contract schedule is believed to be accurate at the time of signing but may not reflect the most current conditions or unforeseen developments.  Factors beyond our control, such as delays caused by supply chain disruptions, city or county inefficiencies, tariff disputes, or other unforeseen events, may impact the schedule.”

  • One day. Once delivered, the home is set in place in a single day.  Final finishing and site work takes 4-8 weeks.

  • Yes. We use Energy-Star appliances, high-efficiency insulation, and energy-saving features to reduce waste and improve home performance.

    All hOMES meet all Title 24 standards.

  • No.  Our local contractor will perform soils reports, site prep, grading and foundation work in the same manner as traditional stick-built construction.  An experienced Set Crew is used for craning and placement of the modules.  Our landscaping contractor will prepare and install your landscaping.

  • Our inhouse finance specialist will help you explore other options.

  • Yes.  Banks consider modular/offsite built homes the same as traditional stick-built homes with the same rates and conditions.

  • Quality modular home building has been tested and proven and can be a benefit when it comes to resale.  Industry studies have confirmed that offsite built homes are often better built than traditional stick-built homes. (Brookings Institute, McKinsey)

  • Yes.  Contractor warranties are the same as traditionally built homes.
